Foundation Requirements for Homes being Rebuilt in Mountain Shadows
Over the last few weeks, as many residents move to the next phase of the restoration process, we have received many questions about the requirements for the foundations of the homes to be rebuilt in Mountain Shadows. The following is a summary of the requirements for foundations on homes being reconstructed in the area:
Existing Foundation with Same House Design as Before
No soils testing or other work is required; however, a letter from an engineer licensed in the State of Colorado stating that the original foundation is acceptable for the rebuild, must be submitted with the original plans.
New Foundation with Same House Design as Before
The construction of the new foundation must comply with the current building code requirements, including a new soils report or soils update letter, and an engineered foundation plan that is appropriate for the soils conditions and other considerations applicable to the site.
The Colorado Geologic Survey (CGS) has identified Mountain Shadows to be in a steeply dipping bedrock zone with expansive clay soils. In addition, CGS has mapped certain areas to be in a landslide susceptible area. Specific addresses located in the landslide susceptible area can be found on the following PDF:

New Foundation with New Home Design
This process would be the same for the construction of any new home and would follow the normal review and permit process described in the following PDF:

This process includes the requirements for the foundation to be engineered to meet current building codes as outlined in the previous example.
